Burglary Protection on Mallorca - Alarms, Neighbours, Insurance

Summary

Mallorca is not statistically a high-crime island, but burglaries do happen. Seasonal vacancies, holiday homes without residents and clearly visible wealth make individual properties attractive targets. If you live here permanently, a good mix of mechanical security, an alarm system and good neighbourly relations will serve you well. This article shows you what you actually need and where you can save money.

Security Situation on Mallorca

According to the Interior Ministry, around 5,500 residential and commercial burglaries are recorded annually in the Balearic Islands. Compared with Madrid or Barcelona the island is safe, but the figures are spread very unevenly. In Palma's suburbs and the inland villages there are relatively few incidents; in the north of the island between Pollença, Alcúdia and Artà the picture is different. Many fincas there are empty, poorly visible from the road and separated from it by walls and gates.

Seasonality plays a role. Criminal gangs arrive mainly in spring and autumn, when seasonal residents leave or have not yet arrived. In summer police presence is higher, but at the same time more houses are occupied. Most burglaries happen during the day between 10:00 and 17:00, when residents are shopping, at the beach or at work. The classic late-night burglary is the exception rather than the rule on Mallorca.

Tip

Anyone assessing a new neighbourhood can consult the Mapa de Criminalidad from the Interior Ministry. It shows burglary figures per inhabitant for every province and municipality. This is more useful than gut feeling during a first viewing.

Mechanical Burglary Protection

Experienced police officers are clear about this: 80 per cent of all burglaries fail because of good mechanical security, long before any alarm goes off. The most important building blocks are:

  • Door cylinders with anti-drill and anti-pull protection: DIN-EN 1303 class 5 or 6, ideally with a security card. Brands such as ABUS Bravus, EVVA MCS or DOM Diamant are available through specialist security dealers on Mallorca.
  • Multi-point lock and additional bolts: Rarely fitted as standard in old wooden house doors on Mallorca, but important.
  • Mushroom-head pins on windows and balcony doors: They lock the window against being levered open. Retrofitting costs 60 to 120 euros per window.
  • Roller shutters with anti-lift bar (persianas with cinta antipalanca): Common on Mallorca, but they need to be maintained.
  • Safe in fixed installation: Essential for jewellery, documents and cash. Insurers often require VdS or UNE-EN-1143-1 certification.

Anyone moving into a finca should upgrade all exterior windows and the main street-facing door. From experience, 2,000 to 3,500 euros is enough for solid basic security in a detached house. Warning

Avoid cheap lock cylinders without certification. Gangs in the Balearic Islands frequently use the bump-key method and tools designed for unprotected cylinders. A 30-euro cylinder is open in 30 seconds; a certified high-security cylinder holds for 5 to 15 minutes.

Alarm Systems and Providers

Spain is the market leader for private alarm systems in Europe, and providers are correspondingly professional. Three players dominate on Mallorca:

  • Securitas Direct (Verisure): Market leader, own mobile network, shock sirens with fog machine. Contract tie-in usually 24 months, standard package 38 to 50 euros per month.
  • Movistar Prosegur Alarmas: A joint venture between Telefónica and Prosegur. Solid equipment, good app, contract tie-in 36 months, prices similar to Verisure.
  • Tyco / ADT Iberia: Strong in commercial and finca security, slightly more expensive but with flexible contracts.

For flats a wireless system with three motion detectors, two door contacts and a smartphone app is sufficient. For fincas you need external detection points, glass-break sensors and ideally an external siren with a strobe light. Connection to a permanently staffed monitoring centre (CRA) is important, because without one the alarm is just a loud noise.

Stand-alone solutions such as Ajax or Ring Alarm Pro are also used by many islanders. They cost a one-off 600 to 1,500 euros in hardware with no monthly fee. For insurance purposes, however, only a certified system with CRA connection usually counts, because that is the only way to get a premium discount.

Tip

Ask the provider for a detailed security assessment of the flat or finca. Reputable providers also check the mechanical weak points, because every false alarm and every failed response damages their reputation. A salesperson who closes in 10 minutes is a warning sign.

Neighbourhood Networks

The best alarm system is of little use if nobody responds. A functioning neighbourhood is therefore often the most important protective layer on Mallorca. There are three ways to build one:

  1. Comunidad de Propietarios: In an owners community the Presidente (president) is the first point of contact. Request a WhatsApp list and a small set of security guidelines at the next Junta (meeting). More about the structure under Neighbour Law and Comunidad.
  2. Vecinos groups on Mallorca: In many villages and districts there are organised neighbourhood watch schemes. Registration goes through the Ayuntamiento (town hall), sometimes through the Guardia Civil. The "Plan Mayor" network for older residents is very active.
  3. German Community: WhatsApp groups such as "Deutsche in Pollença" or "Sóller Connect" share current incidents. It is easier to get in if you are visible at local Stammtische or sports groups. Tips on this under German Community on Mallorca.

Contents and Buildings Insurance

A seguro de hogar (home insurance) is standard on Mallorca, but the plans differ considerably. The main insurers are Mapfre, Mutua Madrileña, Allianz, Generali and Reale. German providers such as Helvetia or German insurance brokers based in Palma also arrange plans.

Pay attention to the following points:

  • Contents sum insured: 600 to 900 euros of contents per square metre of living space (so a 100 m² flat is insured for 60,000 to 90,000 euros of contents).
  • Cash and jewellery limit: Standard 600 to 3,000 euros. If your jewellery is worth more than that, you need a safe clause and a valuation certificate.
  • Glass breakage and vandalism: Often only fully covered in premium plans.
  • External installations: Pool, garden, carport often have their own limits.
  • Loss of rental income (landlord plans): Compulsory when renting to tourists.

Contents insurance for an 80 m² flat in Palma costs between 180 and 320 euros per year. A finca with a pool and a 3,000 m² plot comes to 450 to 900 euros per year. With a professionally installed alarm system you get a 5 to 15 per cent discount.

Warning

Read the small print on minimum requirements. Many insurers require a security door with a class-3 cylinder, lockable windows and a safe of a minimum weight. If you do not meet these requirements, the insurer can reduce or refuse the payout.

Practical Tips

To close, a collection of tried-and-tested everyday rules that will make you safer on Mallorca at no cost:

  • Leave the shutters down: In summer, keep the persianas partly lowered even during the day - it gives the impression that someone is home.
  • Simulate occupancy: Timer switches for lights and radios are cheap and very effective.
  • Empty the postbox: A full postbox is a signal. Ask neighbours or use a mail collection service.
  • Be careful with social media: "We're away for three weeks in Mallorca" on Instagram attracts gangs. Post after the trip instead.
  • Cash and jewellery photo list: Keep an up-to-date list of valuables in the cloud, with photos and purchase receipts.
  • Do not hide keys: Gangs know where the flowerpot is. Use a key safe with a code known only to you and your cleaner.
  • Keep police contacts handy: Save the direct number of your local Policía Local, not just 112.
  • Maintain the system: Have the alarm and locking system checked once a year. A siren with a flat battery is more useless than a good sticker.

Summary

Security on Mallorca works like an onion model: mechanics on the outside, alarm system in the middle, neighbourhood and insurance as a safety net. Anyone who invests in that order will go a long way with a manageable budget. Excessive fortification is rarely necessary - a well-chosen lock, a monitoring centre and friendly neighbours are enough for 95 per cent of all risks.
