Setting up electricity and choosing a provider
Setting up electricity is one of the most important steps when moving into your new home - right after renting a flat or buying a property. There are several major providers on Mallorca and the process is relatively straightforward.
The main electricity providers on Mallorca
Endesa (endesa.es) The largest electricity provider on Mallorca with the best network coverage. Endesa processes applications quickly and has good customer service. The website is user-friendly and offers a range of tariff options.
Iberdrola (iberdrola.es) The second major provider with competitive prices and good service. Iberdrola is also known for renewable energy. Many customers have positive experiences with its online portal.
Naturgy (naturgy.es) Also a major provider with competitive prices. Naturgy often offers attractive introductory tariffs. The service is reliable, though some customers report slower processing times.
How to register
Step 1: Find your meter number You need the meter number (número de contador) of your flat. You can find it:
- On your rental contract
- On electricity bills, if the flat was already registered
- On the meter itself (usually on the outside wall of the property or in the basement)
The number has 21 digits and begins with two or three letters.
Step 2: Register online or by phone With Endesa, Iberdrola or Naturgy you can register on their website:
- Enter the meter number
- Provide your address and contact details
- Choose a tariff
- Enter your NIE number
- Pay any registration fees

Tip: Registering online is faster
Online registration is normally faster (1-2 weeks). Registering by phone can sometimes take longer because service centres get busy. Use the website if you can.
Step 3: Activation and first bill After registration, providers will switch on the electricity (if not already active) within 1-2 weeks. You will receive your first bill after 4-6 weeks.
Choosing a tariff
The major providers offer various tariffs:
Fixed-price tariff (Tarifa de Precio Fijo) The electricity price is locked in for a set period (usually 12 months). This protects you from price increases.
Variable tariff (Tarifa de Precio Variable) The price fluctuates monthly in line with the market price. This can be cheaper but also more expensive. For newcomers, a fixed tariff is safer.
Time-of-use tariff (Tarifa con Discriminación Horaria) You pay less for electricity at night (after 23:00) and at weekends. This pays off if you do your laundry or run the dishwasher at night.
A fixed-price tariff (Precio Fijo) with a solid price guarantee is a good starting point. Compare offers and choose what suits your budget best.
Setting up water
Water in Palma is provided by EMAYA (Empresa Municipal de Aguas y Alcantarillado de Palma). In other municipalities, different water suppliers operate.
EMAYA (Palma)
If your flat is in Palma, you register with EMAYA:

Registration:
- Provide your address and contact details
- Sign a water supply contract
- Pay a registration fee (usually free or 30-50 EUR)
- The water supply is activated within 3-5 days
Tip: Check water flow
When you move in, check that water flows from all taps. If the pressure is low, it could be a filter or pipe issue that the landlord needs to fix.
Other municipalities
In Llucmajor, Marratxí, Calvià and other municipalities there are different water suppliers:
- Llucmajor: Aguas de Llucmayor
- Calvià: Calvià Serveis
- Marratxí: Aguas de Marratxí
Ask your landlord or municipality about the responsible supplier.
Costs and consumption
Water costs around 20-40 EUR per month on Mallorca for an average household. Consumption is billed in cubic metres (m³):
- 1 m³ = 1,000 litres
- A shower: 10-15 litres per minute
- Washing machine: 80-100 litres per cycle
- Dishwasher: 15-30 litres per cycle
With careful habits you can stay under 20 EUR per month. Normal usage comes to 25-35 EUR.
Setting up internet and phone
Internet on Mallorca is well developed, especially in urban areas such as Palma and coastal municipalities. There are several major providers.
Internet providers on Mallorca
Movistar (movistar.es) The largest telecommunications provider in Spain with the best network coverage. Movistar offers fast FTTH (fibre optic) in most areas and has good customer support.
Orange (orange.es) The second largest provider with competitive prices and fast service. Orange also has FTTH in many areas and offers mobile packages.
Vodafone (vodafone.es) Also a major provider with competitive prices. Vodafone is known for flexible contracts and good promotional offers.
Masmóvil and Lowi Cheaper alternatives with good prices. These smaller providers use the network infrastructure of the larger operators but charge lower prices.
Checking availability
Not all addresses have access to all providers. Before registering, check availability:
- Enter your address on the provider's website
- Check which speeds are available
- Compare prices and contracts
Registration process
Registering online:
- Choose your preferred provider
- Enter your address
- Choose a tariff (e.g. 600 Mbps for 39 EUR/month)
- Enter your personal details and NIE number
- Pay any activation fees (usually 0-50 EUR)
Installation: The provider sends a technician to connect the line. This normally takes 3-5 days after registration. The technician connects the fibre optic cable and installs the router.
Watch out: Contract duration
Some internet contracts have a minimum term of 12 or 24 months. If you might be returning to Germany soon, choose a flexible tariff without a long commitment. The notice period is normally 30 days.
Costs
Typical internet tariffs:
- 100 Mbps: 25-35 EUR/month
- 300 Mbps: 35-45 EUR/month
- 600 Mbps: 39-49 EUR/month
- 1 Gbps: 49-65 EUR/month
With most providers you often need a bundle that includes telephony and possibly a mobile line. These bundles usually don't cost much more.
Telephony
Most internet contracts include a German or Spanish phone number. Check whether you can keep a German number if that is important to you. Many providers also offer VoIP phones.
Setting up gas (if available)
Gas is used less often on Mallorca than in Germany because the climate is milder and many flats have no gas heating. Check whether your flat has a gas connection.
Who needs gas?
You typically use gas for:
- Water heating
- Heating (in winter)
- Cooking (if a gas hob is fitted)

Registration process
The process is similar to electricity registration:
- Provide the gas meter number (número de contador de gas)

Gas normally costs 15-30 EUR per month, depending on usage and time of year.
Tip: Save on gas
You can save gas by lowering the water temperature (35°C instead of 45°C), only running the heating at night and making sure windows are well insulated. In summer you normally don't need heating at all.

Common problems and solutions
Problem: Low water pressure
Cause: dirty filter or pipe too narrow
Solution:
- Check the filters in the flat (usually under the sink)
- Clean or replace the filter
- If that doesn't help, ask your landlord about the pipe diameter
- A pressure booster pump (bomba de presión) can be fitted
Problem: High electricity bill
Cause: wrong tariff, old appliances or constant use of air conditioning
Solution:
- Check your tariff - is it really the cheapest available?
- Check the big energy consumers (AC, water heater, old fridge)
- Switch to a cheaper provider (Naturgy, Lowi)
- Use AC only during the hottest hours (14:00-18:00)
Watch out: Check meter readings on bills
Check your bills regularly. Meter readings are sometimes read incorrectly or estimated. If a bill seems unusually high, photograph your meter and write to the provider.
Problem: No internet
Cause: router not connected properly, fibre optic interrupted, technical fault
Solution:
- Restart the router (unplug, wait 30 seconds, plug back in)
- Check that all cables are properly connected
- Call the ISP: Movistar (1004), Orange (1009), Vodafone (123)
- Book a technician appointment online
Problem: Duplicate bills
Cause: landlord and new tenant paying simultaneously, or contract not transferred correctly
Solution:
- Contact the provider and explain that you are the new tenant
- Ask for a new contract in your name
- Keep all receipts and contracts
- If necessary, ask the landlord to pay the old bill
Checklist for your moving weekend
First week after moving in:
- Set up electricity (or transfer the existing connection)
- Check water and contact EMAYA (Palma) or local supplier
- Check internet availability and register
- Check gas (if available) and register
- Photograph all meters (electricity, water, gas) with date
