If you live on Mallorca or own a finca here, sooner or later you will think about installing solar panels. The island gets around 2,800 sunshine hours per year, electricity prices have risen noticeably in recent years, and Spanish law has allowed genuine self-consumption with excess feed-in compensation since 2019. That makes photovoltaics on Mallorca one of the most straightforward ways to reduce long-term costs and reduce your dependence on the grid.

This is not a quick purchase. You need a clear strategy, a reliable installer and a solid plan for how you will actually run the system.

Why Mallorca Is a Top Location for Solar

Mallorca is one of the sunniest regions in Europe. A well-oriented system here produces 1,600 to 1,900 kWh per installed kilowatt-peak per year. In Germany the figure is closer to 950 to 1,100 kWh. That means a 5 kWp system on a finca in the island interior often generates 8,000 to 9,500 kWh per year - enough to cover a typical four-person household's annual consumption several times over, and to run air conditioning, a heat pump and a pool without guilt.

Site quality matters. A quick self-assessment for your finca or apartment:

  • Roof orientation: south is ideal; south-east and south-west are acceptable
  • Shading: trees, chimneys or neighbouring buildings can block individual panels
  • Roof structure: tiled roof with wooden beams, flat roof with ballast or aluminium frame - check the load capacity
  • Electrical connection: main meter inside the house or in a separate outbuilding, space for the inverter and battery
  • Location and protection status: the Tramuntana and some historic village centres have planning restrictions

Since the Real Decreto 244/2019, self-consumption in Spain is clearly regulated. You can offset any surplus electricity you generate against your grid consumption through the Compensacion simplificada scheme. Three things matter: systems up to 100 kW go through a simplified registration process, your meter must be bidirectional, and you need to register with the Balearic Islands industrial authority. Your installer will handle most of this, but it helps to understand what is happening in the background.

The Spanish energy institute IDAE publishes the official documentation for the full registration process. Allow eight to twelve weeks for approvals and meter replacement. Until you are registered, you will not receive any compensation for electricity you feed back into the grid.

Tip: Match system size to your consumption pattern

A solar system is only efficient if you actually use the electricity yourself. Shift high-draw appliances - dishwasher, washing machine, pool pump - to the midday hours and your self-consumption rate will quickly reach 50 to 70 percent.

Solar on a Finca - Special Considerations for Rural Properties

A finca in a rural or historic setting comes with a few extra complications. The grid connection is often single-phase, which limits the maximum feed-in capacity. The main electrical panel is frequently in a separate outbuilding and may have much older wiring than the main house. Before you plan anything, have the electrical installation checked. A modern solar system only works properly with correct earthing and an RCD breaker up to current standards.

If you live in a protected natural area, you will also need to check with the local municipality before installing. Roof-mounted systems are usually unproblematic, but ground-mounted arrays are subject to planning permission and are not permitted at all in many protected zones - especially in areas around the Tramuntana, which has been a UNESCO World Heritage Site since 2011.

A realistic timeline for a finca installation in an existing building:

  1. Site assessment and structural check by an installer - around two weeks
  2. Memoria tecnica disenada (MTD) and registration with the industrial authority - four to six weeks
  3. Equipment order with delivery from within Spain or the mainland - three to six weeks
  4. Installation and commissioning - one to three days
  5. Meter replacement and activation of the Compensacion - a further four to eight weeks

In total, allow three to four months from first enquiry to active operation. Battery Storage - When a Battery Makes Sense

A battery is not strictly necessary, but it can significantly increase your self-consumption. It becomes worthwhile if you use a lot of electricity in the evenings - for air conditioning, an electric car or general household appliances. Mallorca has reliable sunshine, so even smaller batteries of 5 to 10 kWh make economic sense. The investment is typically 4,000 to 8,000 EUR net, depending on manufacturer and warranty. The number of charge cycles matters: the warranty should cover at least 6,000 full cycles or ten years.

For holiday home owners with a pool, a battery is less critical because most electricity use happens during the day when the sun is already producing. A standalone photovoltaic system without storage often works well in this case. Be cautious of very cheap all-in packages that come without a proper data sheet. Ask for the manufacturer name, model number and certification to UNE-EN 50549 or IEC 62619. A reputable installer will be transparent about all of this.

Note: Off-grid is not legally permitted as a primary connection

If you want to live entirely off the grid, you need a special permit from the industrial authority, a backup generator and a larger battery bank. Pure island systems are rarely permitted in residential buildings, though they are allowed in rural areas with no grid access. Get written confirmation from both your installer and the municipality before committing to this approach.

Balearic Solar Subsidies, Property Tax Discount and Tax Relief

Subsidies for photovoltaics in the Balearic Islands are available on a rolling basis. The Direccio General de Energia publishes current funding rounds on caib.es, often under the Plan de Recuperacion framework. Typical grants run to 600 to 900 EUR per kWp, plus 250 to 500 EUR per kWh of battery storage. Subsidies are usually paid out after you submit invoices - so you pay upfront and receive the money once the grant is approved.

Three further financial levers are worth knowing:

  • IBI property tax discount: many municipalities offer up to 50 percent off the annual property tax for three to five years after installation. Apply at the Ajuntament.
  • IRPF income tax deduction: owner-occupiers can deduct between 20 and 40 percent of installation costs on their Spanish income tax return, depending on the region.
  • VAT: 21 percent IVA applies, but this can be reclaimed as input tax if you operate the system commercially.

Documents to prepare for the Ajuntament and the authorities: invoice, module data sheet, inverter data sheet, battery data sheet, electrical certificate (Boletin Electrico) and a photo of the installed system. Ask your installer early on who handles the grant applications. If you are moving funds from a non-Spanish bank account, using Wise or a Spanish account avoids the exchange rate markups that most traditional banks apply.

Costs, Installation and Comparing Suppliers

Turnkey solar system prices on Mallorca in 2026 run at around 1,100 to 1,500 EUR per kWp without storage. Add 600 to 800 EUR per kWh for a battery. A typical 5 kWp system with a 7 kWh battery therefore costs 9,000 to 12,000 EUR gross. Reputable module manufacturers include Longi, Jinko and SunPower; for inverters, SMA, Fronius and Huawei; for batteries, BYD, Pylontech and Tesla.

When comparing suppliers, three steps help: get three quotes, compare the per-kWp price, warranty periods and installation details. Make sure the installer holds a valid RITE and solar certification, that the inverter includes an automatic island-disconnect function, and that there is a monitoring system with an app. Ask for the Boletin Electrico before installation is complete - without this document you cannot register with the grid operator. Final Thoughts

A solar system on Mallorca is one of the few investments on the island that almost always pays off. The sunshine is excellent, the legal framework is clear and the subsidy programmes are regularly attractive.
