If you want to buy or sell a property on Mallorca in 2026, you need solid figures rather than vague estimates. Property prices on Mallorca in 2026 often differ by several thousand euros per square metre depending on the location: there is a clear gap between Palma, the expensive southwest around Andratx and the quiet interior. This post lines up the current price per square metre for ten locations, explains the difference between the asking price and the price actually registered with the notary, and shows where you can check the official figures yourself.
At a glance
On the island average, an apartment on Mallorca in 2026 costs around 5,384 euros per square metre, a house around 4,704 euros (asking prices, as of June 2026). The most expensive area is the southwest around Andratx at over 9,000 euros, the cheapest is the interior around Inca and Manacor at roughly 1,600 to 1,700 euros. In the first half of 2026, foreign buyers on the Balearics paid an average of 5,344 euros per square metre, 9.3 percent more than in the same period the year before, while buying noticeably less.
The price per square metre shows how much one square metre of living space costs to buy. It is calculated as the purchase price divided by the living space, and it makes properties and locations of different sizes directly comparable.
Property Prices on Mallorca 2026 at a Glance
The property market on Mallorca shows a split picture in 2026. The number of sales is falling, yet prices keep rising. According to the half-year figures from the Spanish notary register (CIEN), property sales on the Balearics fell by 13.8 percent overall in the first half of 2026, and purchases by foreign buyers fell even more, by 15.4 percent. Even so, foreign buyers paid an average of 5,344 euros per square metre, 9.3 percent more than in the same period the year before. So lower demand from abroad has not slowed prices, if anything the opposite: those who do buy are paying more.
For the island as a whole, asking prices in June 2026 stood at around 5,384 euros per square metre for apartments and 4,704 euros for houses, each a good 5 percent above the year before. These figures come from property portals and reflect what sellers are asking for, not what is ultimately registered with the notary. More on that in the next section.

- North (Pollença, Alcúdia): between 4,167 and 6,800 euros

Asking Price or Registered Price: Where the Difference Comes From
The figures above reflect two different kinds of prices, and if you mix them up you end up negotiating against the wrong number. The asking price is what appears in the listing and on property portals, the first thing you see when you search. The registered price is the amount that is ultimately signed off before the notary, usually after negotiation.
In Calvià, the asking price according to Housfy is 4,120 euros per square metre, while the most recent registered average was 3,650 euros, a discount of around 11 percent. Inca looks similar: 1,830 euros asking versus 1,620 euros registered. This gap is normal and varies with location, demand and negotiating skill.
Tip: get both figures
Ask your estate agent or gestor for the actual registered prices of comparable properties nearby, not just current listings. The difference tells you how much negotiating room is realistic.
Apartment, House or Finca: What Else Matters
Besides location, the type of property has a strong effect on the price too. In Palma, the most expensive neighbourhood, Son Vida, sits at 8,477 euros per square metre, while Llevant and La Soledat at the other end of the city go for 3,494 euros, more than double within the same city limits. It is similar in the southwest: a house in Andratx costs more per square metre, 9,694 euros, than an apartment at 8,689 euros, because the plot and the sea view are priced in.
For fincas in the countryside, there are no comparably clean per-square-metre figures, because plot size, condition and building rights vary much more than they do for apartments in complexes. If you are looking for a finca, treat the price per square metre only as a rough guide and have the purchase costs worked out separately. More on that in our guide to the extra costs of buying property. The whole purchase process, including the NIE and financing, is covered in our guide to buying property on Mallorca.

Watch out: do not forget the extra costs
On top of the purchase price, Spain adds another 10 to 14 percent for taxes, notary, land registry and gestoria. Budget for this amount from the start, otherwise what looked like a bargain can quickly turn into an expensive surprise.
