NRA Registration Number: Mandatory for Your Holiday Rental

If you rent out a home on Mallorca through Airbnb or Booking, you have needed an NRA registration number (Número de Registro de Alquiler) since 1 July 2025. Without this number, the platform is no longer allowed to show your listing. The NRA is a Spain-wide requirement and comes on top of the Balearic ETV licence; it does not replace it. Many owners only noticed when Airbnb blocked listings without a number. Everything else that applies to renting legally to holidaymakers is covered in our guide to holiday rentals. This post is about the number itself: how to apply, what it costs and which obligations come with it.

Royal Decree 1312/2024 created a Spain-wide register for short-term rentals. Since 1 July 2025, every unit rented through online platforms needs an NRA registration number from the land registry (around EUR 27 plus VAT per application). On Mallorca, the ETV licence remains a prerequisite for the tourist category. An annual declaration is due every February, for the first time in February 2026. If you miss it or use the number incorrectly, you lose it, and the platforms must delete your listing.
What the NRA is and who needs it
The NRA (Número de Registro de Alquiler, also called NRUA) is a Spain-wide registration number for every home and every room rented out short term through online platforms. It is issued by the land registry (Registro de la Propiedad) and must be displayed in every listing.
The legal basis is Royal Decree 1312/2024 of 23 December 2024, through which Spain implements EU Regulation 2024/1028 on short-term rentals. It creates the Registro Único de Arrendamientos and a digital reporting point, the Ventanilla Única Digital de Arrendamientos at the Ministry of Housing.
The obligation applies whenever the rental contract is concluded entirely through an online platform, including booking and payment. That covers Airbnb, Booking and comparable portals. You do not need an NRA for a normal long-term rental as a primary residence, or for adverts on portals without online booking, such as a classic listing on Idealista.
The concept of the unit matters: there is one number per rented unit. If you rent out individual rooms, each room needs its own NRA. And if you rent the same home sometimes to tourists and sometimes to students or seasonal workers, you even need two numbers, one per category.
NRA and ETV licence: two numbers, two authorities
In the Balearic Islands, this double structure causes confusion. The ETV licence from the Consell de Mallorca is what permits tourist rental in the first place; it is regional law. The NRA, on the other hand, is a national registration for marketing through platforms. The Ministry of Housing makes it clear in its FAQ: the tourism licence does not replace the registration number. On the contrary, it is a prerequisite if you apply for the NRA with a tourist purpose.
In practice, for Mallorca that means: first ETV, then NRA, then listing. Without an ETV you will not get a tourist NRA and cannot legally rent to holidaymakers. How to apply for the NRA at the land registry
The application is made online through the Sede Electrónica of the Colegio de Registradores. You need a Certificado Digital or Cl@ve for that. If you have neither, you can also file the application on paper directly at the competent Registro de la Propiedad. Which registry is competent is shown on the Nota Simple for your property.
Have these documents and details ready:
- Código Registral Único (CRU) of the property, found on the Nota Simple
- Referencia Catastral (cadastral reference)
- ETV licence, if you are applying for the tourist category
- Category and type of unit (whole home or room) plus the maximum number of guests
Log in to the Sede Electrónica
Sign in on the Registradores website with your Certificado Digital or Cl@ve and open the Presentación Telemática for the NRA.
Fill in the form
Enter the competent registry, applicant, CRU, address, category (tourist or non-tourist), unit and maximum number of guests.
Upload documents and submit
Attach the ETV licence and any other evidence, pay the fee and submit the application. You receive a provisional number immediately.
Wait for the review
The registrar reviews the application. If the review is positive, the number is assigned definitively and does not need to be renewed.
The fee is around EUR 27 plus VAT per application. You get the provisional number straight away and can already enter it in your listing. Once definitively assigned, the NRA is valid indefinitely.
Tip: Several owners
If the property belongs to several people, for example a married couple owning half each, all owners must take part in the application and sign. If you are filing on paper, do not go to the registry alone.
Annual declaration in February and withdrawal of the number
The NRA is not a one-off administrative act; it comes with an ongoing obligation. Under Order VAU/1560/2025 of 22 December 2025, every holder of a registration number must file an annual declaration each February, with an anonymised list of the previous year's rentals and the purpose that justifies the category. This was due for the first time in February 2026 for the year 2025. The details are in the Ministry of Housing FAQ on the Ventanilla Única.
Warning: The number can be withdrawn
The registry withdraws the NRA if the annual declaration shows that the number was used for a purpose other than the one applied for, if the access requirements no longer apply, or if an authority orders its deletion. The ministry then instructs all platforms to delete or block the affected listings without delay.
So a listing without a valid number does not simply stay online unnoticed. Platforms are obliged to check the NRA before publication and display it in the listing. Airbnb already enforces this and blocks offers without a number. On top of that comes the Balearic fine risk under tourism legislation, which exists independently of the NRA.
Frequently asked questions about the NRA
Do I have to renew the NRA registration number?
No. Once definitively assigned by the registrar, the number is valid indefinitely. But you must file the annual declaration every February and report changes to the unit, otherwise you risk having it withdrawn.
What does the NRA cost?
The application at the Registro de la Propiedad costs around EUR 27 plus VAT per number. If you register several homes or rooms, you pay per unit. Add the cost of a gestoría or lawyer if you do not file the application yourself.
Do I need the NRA even without an ETV licence?
Yes, if you rent short term through platforms but not to tourists, for example to students or project workers. For that there is the non-tourist category, which does not require a licence. For the tourist category, the ETV remains a prerequisite on Mallorca.

Since 1 July 2025, the NRA registration number has been the entry ticket for every short-term rental listing on Airbnb, Booking and the like. The application itself is manageable, at around EUR 27 plus VAT and an online form, as long as your documents are complete. On Mallorca the order is: first ETV licence, then NRA, then listing. Do not underestimate the annual declaration in February, because it decides whether you keep the number. And check beforehand whether your owners' association allows holiday rentals at all.
