If you own or are buying a house on Mallorca, sooner or later you ask the same question: when does a photovoltaic system for a single-family home really pay off? Mallorca gets around 2,800 hours of sunshine a year - a 5 kWp system produces an average of 7,500 kWh annually there, roughly double what the same system would yield in much of central or northern Europe. So the conditions are good. But the right system size, the 2026 installation costs and the payback period depend on several factors you should know in advance.

How Big Does the System Need to Be?
A grid-connected photovoltaic system for a single-family home converts sunlight directly into electricity, feeds surpluses into the grid for a state-regulated compensation and permanently lowers your monthly power bill. For a typical house on Mallorca with an annual consumption of 4,000 to 6,000 kWh, a system between 4 and 6 kWp (kilowatt peak) is the right starting size.
What concretely influences the system size:
- Annual consumption: Air conditioning, a pool and an electric car raise demand considerably. With air conditioning running daily, annual consumption easily climbs to 7,000 kWh and more.
- Roof orientation: A south-facing roof is ideal. A west-east split also works but delivers 15-20 % less yield than a pure south roof.
- Usable roof area: You need around 5 to 6 m² of module area per 1 kWp.
- Self-consumption rate: Without storage you use on average 30-40 % of the electricity you generate directly. The rest is fed into the grid.
If you run a pool or plan to buy an electric car soon, size the system at 6 to 8 kWp from the start. Extending it later is possible but more expensive than choosing the right size up front.
What Does a PV System Cost on Mallorca in 2026?
Solar module prices have fallen significantly since 2021. In 2026 these are the typical benchmarks on Mallorca for turnkey installations including inverter, mounting and grid registration:

Tip: get three quotes
Price differences of 20-30 % between installers on Mallorca are normal. Get at least three quotes and make sure they all offer the same module type and the same inverter brand - otherwise you are comparing apples with oranges.

Is a Battery Storage Unit Worth It?
Does a battery make sense for a normal single-family home on Mallorca? Yes, if the household uses a lot of electricity in the evening and at night. Without storage you only use power at the moment it is generated. With a 5 kWh battery you cover the typical evening and night demand from the buffer.
A 10 kWh battery pays off if you run a pool heat pump or a charging station for an electric car. The rule of thumb: storage capacity in kWh should roughly match your daily evening-and-night consumption.
A cheaper alternative to a physical battery is the so-called virtual battery (batería virtual): surpluses are credited to your account with the utility and offset later. Payback: When Do You Recover the Costs?
The payback period depends on system costs, electricity price and self-consumption rate. A sample calculation for a 5 kWp system without storage:
- Installation costs after subsidies: approx. 8,000 €
- Energy generated per year: approx. 7,500 kWh
- Self-consumption (40 %): 3,000 kWh × 0.28 €/kWh = 840 € saved per year
- Grid feed-in (60 %): 4,500 kWh × 0.06 €/kWh = 270 € compensation per year
- Total benefit per year: approx. 1,110 €
- Payback: roughly 7 to 8 years
With storage, the self-consumption share rises to 70-80 %. Annual savings increase to around 1,500 €, but the extra 4,000-5,000 € for the battery stretches the overall payback to about 10-11 years.
Watch out: electricity price trends
This calculation is based on the current electricity tariff. If prices keep rising - which has been the trend in recent years - the payback improves accordingly. Plan conservatively and use today's price as your baseline.
The Approval Process on the Balearics
For a grid-connected PV system on a single-family home you generally do not need a separate building permit, only the installer's technical declaration and the registration with the distribution grid operator. In practice the process looks like this:
- The installer prepares the technical documentation and site plan
- Registration with the distribution grid operator for the grid connection
- Optional: submit the subsidy application to the GOIB (before construction starts, not afterwards)
- Commissioning after grid approval - expect a waiting time of 4 to 8 weeks

At current electricity prices and with Mallorca's high solar irradiation, a photovoltaic system for a single-family home pays off in most cases. For a house consuming 4,000 to 6,000 kWh per year, 5 to 7 kWp is the right starting size, with a payback of around 7 to 8 years without storage. Get at least three quotes from licensed installers, submit the GOIB subsidy application before construction starts and make use of the reduced VAT rate.
