Home insurance in Spain works differently from what many newcomers are used to. Instead of separate contracts for the building and the contents, there is the seguro de hogar: a combined policy in which you have to size the individual components correctly yourself. Set the values too low and you will only be reimbursed for part of any claim. This post explains how the Spanish policy is structured, what it costs on Mallorca and what to watch out for with water damage, storms and pools. At a glance
The seguro de hogar bundles buildings, contents and liability coverage in one policy. The three components continente, contenido and responsabilidad civil each have to be sized correctly, otherwise the underinsurance clause kicks in. An apartment on Mallorca costs roughly 150 to 250 euros a year, a finca with a pool considerably more. You must cancel at least one month before the renewal date.
What is a seguro de hogar?
The seguro de hogar is Spain's buildings and contents insurance in a single contract: the continente component insures the building fabric, contenido covers the contents and responsabilidad civil is your liability coverage as a resident or owner. You set all three sums yourself when you take out the policy.
The three components in detail:
- Continente (building): Walls, roof, floors, windows, the fitted kitchen, built-in wardrobes. What matters is the rebuild value, not the purchase price of the property. The land value does not count.
- Contenido (contents): Furniture, clothing, electronics, household appliances. For jewelry, cash and art there are almost always caps, which you have to raise individually if needed.
- Responsabilidad civil (liability): Pays when your water leak damages the apartment below or a visitor falls on your stairs. In many countries this is a separate policy; in Spain it is part of the seguro de hogar.
If you live in an apartment complex, the owners' association insures the communal parts of the building through its own policy. Is a seguro de hogar mandatory in Spain? It is not required by law. If you take out a mortgage, however, you must show the bank at least fire insurance on the building. Without a policy you carry the fire, water damage and liability risk entirely yourself.
What a policy costs on Mallorca
The premium depends on the construction type, location, insured sums and extras such as a pool or an alarm system. As a rough guide for 2026:

Detached fincas pay more because the burglary risk and pipe runs are higher and the fire brigade takes longer to arrive. If the property is unoccupied for more than 72 hours at a stretch, many insurers require a second-home clause; conceal that and you risk losing coverage in a burglary claim. The underinsurance clause: the most expensive mistake
When the sums are set too low, Spanish insurers apply the regla proporcional, the proportional compensation rule under Article 30 of the Spanish insurance contract law (Ley 50/1980 de Contrato de Seguro). The principle: if you set the continente at 150,000 euros although the rebuild would cost 300,000 euros, you are 50 percent underinsured - and the insurer pays only 50 percent of every claim, even a small 4,000 euro water damage.
Warning: purchase price is not rebuild value
Never use the purchase price as your continente. It includes the land value, which is not insured. Typical rebuild costs are 1,200 to 2,000 euros per square meter depending on the construction. Many insurers calculate the value for you when you sign up - ask for the calculation and review it every few years.
Overinsuring does not help either: the insurer never pays more than the actual damage, you just pay premium for nothing.
Water, storms and pools: what is actually covered
Water damage (daños por agua) is the most common claim on Mallorca, and old pipes in fincas do their part. What is usually covered is the consequential damage plus locating the leak; many plans only pay a limited amount for replacing the defective pipe section itself. For storms: normal wind damage is covered, often only above a wind speed defined in the contract. The pool is only part of the continente if it is explicitly listed in the policy - the same goes for garden walls, pergolas and outbuildings.
Tip: use the assistance services
Almost every seguro de hogar includes a 24-hour call-out service (asistencia en el hogar) for emergencies like a burst pipe or a locked-out door. The number is on your policy. Many residents pay for it for years without ever using it.
Consorcio de Compensación de Seguros: the state-run special case
Extraordinary risks in Spain are not covered by your insurer but by the state-run Consorcio de Compensación de Seguros: flooding, earthquakes, gusts above 120 km/h and terrorism damage. It is funded through a mandatory surcharge that is automatically part of every policy. The condition for compensation is an existing, correctly sized policy - the underinsurance rule applies at the Consorcio too. After the heavy rains of recent years this is no theoretical case: in a DANA weather event the payout almost always runs through the Consorcio rather than your own insurer.
Canceling and switching
The seguro de hogar renews automatically for another year. Under Article 22 of Ley 50/1980 you can cancel with one month's notice before the renewal date; the insurer itself needs two months. The cancellation should be provable, for example by burofax or through the customer portal with confirmation. Switching often pays off: after a few years, existing customers regularly pay more than new customers for the same coverage.
